‘Project Winter’ site plan released by city

Tenants still under wraps, per Guzman

The City of Cedartown released a plan earlier today showing off what a development at the intersection of Davis Road and the Highway 27 bypass will look like if the Tax Allocation District plan is approved.

A grocery store, a larger retail space and three smaller retail spaces around 100,000 square feet in total are planned for the project being put together by Willow Capital Partners for the corner site at a major intersection.

Rumors around town purport that the anchor tenant for the grocery store will be Publix, but the city has yet to confirm whether that is accurate. City Manager Edward Guzman said future tenants in the proposed development “are still confidential.”

“We are happy that we have interest in developing the corner at the Bypass and Davis Road, which has been open for many years for someone to come in and bring major commercial retail to add to the area,” he said.

The site plan for Project Winter – the code name given the economic development proposal for the corner – would also include space for at least four other tenants in the 98,000+ square foot space, and five outparcel lots that could be sold for additional commercial tenants.

Some of the currently designed smaller retail spaces are potentially designed to accommodate additional dining options alongside traditional retail space.

Another 8+ acres of land behind the proposed development would be left for another potential project, totaling around 300,000+ square feet for future use.

The property is currently owned by a local family and could be purchased as part of the development deal so long as the city is able to make the Tax Allocation District plan work in the future. Voters will get to choose in March whether they approve of the proposal, which would allocate some taxes collected from businesses for the city to utilize in improving those areas and encouraging future commercial growth.
